Transport trifecta helps boost Toowoomba's property prices

THE promise of inland rail, a new airport and a second Toowoomba Range crossing has helped drive Toowoomba's property market to new heights.

Colliers International Toowoomba director Marcus Eames has been put in charge of all commercial property at Wagners' Wellcamp Business Park.

He said 2014 had brought an enormous amount of attention from big-name investors - interest which had filtered down to all facets of the property market.

None have yet formally signed on, but Mr Eames said it was the "calm before the storm".

He said property owners were waiting on tenterhooks for Wellcamp Airport to announce a partnership with a major airline, further bolstering the market.

"The airport has already helped the mums and dads and anyone else looking for that growth, whether residential or $5 million commercial properties," Mr Eames said.

"But when that major airline is announced, which we hope is imminent, it will give it another kicker.

"This has been the biggest positive impact I've seen in my 12 years in commercial property.

"I've never seen yields tighten this quickly, even pre-GFC."
