Architect-designed homes for $205k

THE price of new homes in a new development on the Coast has fallen below $205,000.

In an extraordinary affordability breakthrough, terrace-style homes in a walkable village setting in the new stage of Stockland's Bells Reach start at $204,940.

The homes come with freehold titles, meaning owners will be spared the extra costs associated with a body corporate.

They have been designed by award-winning Queensland architect John Mainwaring to suit a wide range of homebuyer budgets and lifestyles.

Stockland's Ben Simpson said the Bower series of homes made new-home ownership more affordable.

"These stylish and flexible homes are around $70,000 less than any other freehold new homes on the Coast," he said.

"They are also less than half the median price of established homes and buyers will be eligible for the $10,000 Queensland Building Boost if they purchase before the end of April."

Bells Reach is a gateway to the proposed Caloundra South masterplanned community, close to the Caloundra CBD. Homes in the Bower series will be near a neighbourhood centre and large village park.

Mr Mainwaring has designed a string of well-known projects, including Sunshine Coast University library, the redevelopment of Hastings St, the Viridian resort at Noosa, and Brisbane's Queen St mall refurbishment.

Mr Mainwaring said he was passionate about designing innovative and energy-efficient homes.

"The Bower series offers great flexibility that maximises indoor and outdoor spaces to create a low-maintenance and versatile home in a sub-tropical setting," he said.

"A simple move to run services under the street rather than the footpath allows deep planting, meaning bigger trees and more shade."
